What is an EICR?
An Electrical Installation Condition Report is a formal document produced after a thorough inspection and testing of all the fixed electrical wiring in a property. It covers the consumer unit (fuse board), all circuits, sockets, switches, and the earthing and bonding arrangements.

The report grades any issues found using a standard coding system:

- **C1 – Danger present.** Immediate action required.
- **C2 – Potentially dangerous.** Urgent remedial work needed.
- **C3 – Improvement recommended.** Not dangerous but worth addressing.
- **FI – Further investigation required.**

An EICR will result in either a **Satisfactory** or **Unsatisfactory** outcome. We'll explain exactly what any findings mean in plain language before we leave.
Who needs an EICR?
**Landlords** — Since 1 June 2020, private landlords in England have been legally required to have a valid EICR for all tenanted properties. The certificate must be renewed at least every five years. Failure to comply can result in fines of up to £30,000.

**Homeowners** — There's no legal requirement for owner-occupiers, but an EICR is strongly recommended if you're buying a property, if the electrics haven't been checked in over ten years, or if you're planning an extension or major renovation.

**Letting agents** — If you manage properties on behalf of landlords in the Teesside area, we can work with you to schedule and carry out EICR inspections across your portfolio.
What does the inspection involve?

The inspection typically takes between one and four hours depending on the size of the property and the number of circuits. We'll need access to the consumer unit and will need to turn the power off to individual circuits briefly during testing. Where possible, we'll work around your schedule to minimise disruption.

After the inspection, you'll receive your EICR certificate by email within 48 hours of full payment.
